This home at 1936 Mapleton Avenue was landmarked by the City of Boulder in September of 2007 and is known as the Frakes House. It is considered an excellent example of a modest sized house available in Boulder in the late 1890's with exterior characteristics typical of the Queen Anne style. The property is located on the southwest corner of Mapleton and 20th Street and sits on a full lot in the popular Whittier neighborhood near downtown Boulder and the Pearl Street Mall.
Some of the characteristics to look for include triangular roof gables facing both the front and side yards, a wrap-around porch facing the corner of the lot, brick walls (using bricks originally manufactured at a brickyard at the current site of Casey Middle School), patterned wood shingles in the upper floor gables and double hung, single pane windows with stone sills and arches. In addition, don't miss the staggered stacked bricks at the angled corners of the porch which is referred to as "toothing". The columns were custom made in Ontario based on an old photograph of the home obtained from Carnegie Library.
The new addition on the back of the house and the Carriage House maintain similar characteristics although rot-resistant Cedar siding was used in lieu of the bricks on the exterior walls to help distinguish these sections from the original house.
Hickman Construction completed the restoration and renovation of the home based on a design developed with the assistance of Scott Coburn Architects. Total square footage of the house is 3,644 (3,556 finished) with an additional 393 sf office suite located above the Carriage House giving the property a total of 4,037 sf.
The addition added to the rear of the original house encompasses a large, open and warm kitchen-family room area. A beautiful master suite is on the second floor complete with a fireplace, two walk-in closets and a master bath with separate steam shower and bathtub. In addition, a basement media room sits below the new addition of the house. The original home has been completely renovated. This home won the 2009 City of Boulder Historic Preservation Award and Historic Boulder awarded this landmark their Preservation Award for Excellence in Historic Preservation.
